Margins Fall as GPU Rental GrowsThin moat

Oracle (ORCL) — moat facet

Oracle's core segment margin fell from 68% to 54.5% because renting AI capacity earns far less than selling software ever did.

The mix is changing the economics of Oracle's core segment. The cloud and software segment earned a margin of about 68.3% in fiscal 2017, 64.1% in fiscal 2024, 62.8% in fiscal 2025 and 58.9% in fiscal 20261. In the first quarter of fiscal 2027 it was about 54.5%, against 59.6% a year earlier2.

Fourteen points lower than fiscal 2017.

The reason is in the costs. The segment's direct expenses were $8,783 million in fiscal 2024 and $16,850 million in fiscal 20263, up about 92%, while its revenue rose about 32%4. Renting out computing capacity carries the cost of datacenters, power and chips; selling a licence or a support contract carries almost none.

Oracle has put a number on the AI business. It said in October 2025 that AI infrastructure has an adjusted gross margin of 30% to 40% after land, datacenter, power and computing equipment costs5. That is well below what the segment used to earn, so every dollar of it pulls the average down.

This does not mean the business is unprofitable. It means Oracle is trading a high-margin, slow-growing business for a lower-margin, fast-growing one, and the combined return depends on how long the contracts last and how much of the equipment the customers pay for.

The latest quarter makes the cost shift plain. Cloud and software operating expenses were $6,400 million in the first quarter of fiscal 2027, up 77% from $3,607 million6, while cloud and software segment revenue rose about 33%7. Oracle's non-GAAP operating margin was 42% in both the latest quarter and the year before8, because falling selling and administrative costs offset the more expensive cloud.

The segment margin is the number that tells the story. If it settles in the mid-50s as OCI keeps growing, the new business is earning its keep; a fall below 50% would say the AI rental is less profitable than Oracle claimed.

The price of the mix shift; a fall below 50% would mean AI rental earns less than Oracle has said.
