Oracle's AI cloud grows faster than any business it has run, but it rents out other companies' chips in buildings anyone with capital can build.

Oracle's new business is renting computing capacity, mostly for artificial intelligence, and it has grown faster than anyone expected. Cloud infrastructure revenue was $18,101 million in fiscal 2026, up about 77%12, and $7,388 million in the first quarter of fiscal 2027, up 121%3. Remaining performance obligations, contracted revenue not yet recognised, reached $664 billion4.

What it lacks is the kind of protection the database has. The product is capacity: buildings, power and chips, including Nvidia's, bought from the same suppliers as everyone else. Oracle sold its own chip company and adopted what its chairman called "a policy of chip neutrality"5. Its edge is speed of building, the number of regions, and willingness to sign very large contracts with very large customers.

The economics are thinner than the old business. The cloud and software segment margin fell from about 64.1% in fiscal 2024 to 54.5% in the latest quarter6, and Oracle itself puts AI infrastructure's adjusted gross margin at 30% to 40%7. The business also needs capital first: capital expenditures were $55,663 million in fiscal 20268.

The contracts are the moat, such as it is. Customers commit for years, some prepay for the equipment, and switching a large training cluster mid-contract is costly. But that protection lasts only as long as the contracts and the customers' ability to pay.

The depreciation that follows this spending is already visible. Oracle's depreciation was $3,129 million in fiscal 2024, $3,867 million in fiscal 2025 and $7,623 million in fiscal 20269, and $3,156 million in the first quarter of fiscal 2027 alone10. Chips and servers are depreciated over years, not decades, so the cost of each year's capacity arrives quickly. The AI cloud must earn its return before the equipment wears out.

The largest contracts are also the most uncertain. Oracle disclosed in June 2025 that one agreement was expected to contribute more than $30 billion of annual revenue starting in fiscal 202811, and S&P's view is that OpenAI accounts for roughly half the backlog12. A thin moat built for a few customers is only as strong as those customers' finances, which the Major Clients page examines.

This is a thin moat with a very large order book. What would prove it more is a segment margin that stops falling while OCI keeps growing; what would falsify it is a margin below 50% for a full year, which would say Oracle is renting out capacity at close to cost.
