The increase came from Chiyoda, the engineering company, whose contribution went from a loss of ¥3.7 billion to a profit of ¥27.3 billion6, helped by a ¥12.4 billion reversal after an amendment to the Golden Pass LNG construction contract7. Chiyoda was deconsolidated in the April-June 2026 quarter8, producing a revaluation gain9.

The segment also holds Diamond Realty Investments in the United States, which narrowed its loss from ¥24.1 billion to ¥6.7 billion; MC Urban Development, up from ¥5.3 billion to ¥10.9 billion; and Nikken, up from ¥6.8 billion to ¥7.7 billion10. And it runs the data centres, with 168 megawatts of server power capacity11.

The forecast for the current year is ¥75.0 billion12; the April-June quarter was ¥29.6 billion13.

The measure is the segment without Chiyoda. Real estate and data centres have to carry it now that the engineering company is an affiliate.
