Dom Development (DOM) — threat to the moat
Expertise in Warsaw confers nothing in Krakow.
The intensely local nature of the execution advantage is also its limit: it does not travel. Dom's deep knowledge of Warsaw's plots and planners confers little automatic advantage in Kraków or the Tri-City, where the players, politics, and market quirks are different — which is exactly why Dom has bought its local expertise — Euro Styl, Sento, Buma1 — rather than exporting its own. That makes each new market a place where the company starts with a thinner edge and depends heavily on retaining the acquired local team, whose knowledge could walk out the door. It also means the moat must be rebuilt city by city rather than extended costlessly, and a national footprint is really a collection of separate local positions, each vulnerable to a local rival who knows that particular market as well as Dom knows Warsaw.
