Dom Development (DOM) — the future bets
Entering a fifth city in a hot market is the opposite of the counter-cyclical trade Dom is famous for — the price paid per buildable unit will say which it was.
Dom Development's geographic history is a slow, deliberate list: Warsaw from the beginning, the Tri-City through the Euro Styl acquisition, Wrocław, then Kraków. Poznań is the fifth city: by 30 June 2026 Dom had entered the market and held land there for 228 units, out of a group land bank of 17 8441.
What makes this bet interesting is how unhurried it is. Each new city has taken years, and the pattern has been to enter with land bought properly rather than to plant a flag at any price — which is the difference between geographic diversification and geographic dilution. Poznań is one of Poland's larger agglomerations with the same fundamentals that have driven the others: a young urban population, a housing stock smaller per head than western Europe's, and local developers rather than national ones as the competition.
The risk is that entering a market at the top of a cycle means buying land at the top of a cycle, and land is the input that determines a project's margin three years before the homes are sold. Dom's reputation rests on having bought counter-cyclically in 2022 and 2023; buying into a fifth city in a hot 2026 market is the opposite trade. Watch the price paid per buildable unit if it is disclosed, and watch how quickly the first Poznań project reaches the market. A patient entry is the company behaving as advertised; an expensive one would be the first sign that scale ambitions are overriding land discipline.
A fifth agglomeration genuinely diversifies a company more than half of whose revenue is Warsaw, and Dom's record of entering slowly and buying properly is the reason to expect it done well. But entering at the top of a cycle means buying land at the top of a cycle. Holding steady until the entry price and the first project's margins are visible.
The fifth city starts from a small plot; the land bank there is the measure of how seriously Dom is entering.
